How much do retaining walls cost by material?

Per square foot of wall face, from HomeGuide's 2026 guides, with LawnStarter's 2026 figures for comparison
MaterialHomeGuideLawnStarter
Wood or timber$15 to $30$13 to $35
Concrete block$15 to $40$15 to $35 (interlocking)
Poured concrete$20 to $45$20 to $40
Boulder$25 to $50Not listed
Natural stone$20 to $95$20 to $90
Gabion$10 to $40$10 to $40
Steel$40 to $150$42 to $137

These rows are for comparing materials. HomeGuide's overall project range is higher, $35 to $65 a square foot, and its example for a wall 50 feet long and 4 feet tall is $7,000 to $13,000. Expect the whole job to land closer to that than to the material row, once footings, drainage and access are counted.

To estimate your own, multiply length by the height, including what's buried. HomeGuide also says most contractors have a project minimum of about $1,500 to $3,000, so a very small wall can cost more per foot.

The City of Cumming's retaining wall permit is set at $0.06 a square foot plus a $50 review fee. Forsyth County's published fee schedule has no separate wall line, so ask when you apply.

What pushes the price up around Cumming?

  1. Slope: Angi reports labor rising 50% or more on sloped lots, and that describes much of the county.
  2. Access: If a machine can't reach the wall, more of it is done by hand. Backyards reached through a narrow gate cost more.
  3. Height: Taller walls need geogrid or steel. Over 6 feet from the bottom of the footing, Forsyth County requires a permit and an engineered design.
  4. Red clay: Clay holds water, so walls here need good gravel and drainage. Soft clay under the base may need to be dug out and replaced.
  5. Hauling: Old walls, spoil and fill all need trucks. Ask how many loads are included.
  6. What sits above: A driveway, pool or house above the wall adds weight, and the design has to account for it.

How do I compare retaining wall quotes?

Get the same details from each contractor: length and height, including what's buried; the block or material; base depth; gravel depth behind the wall; drain pipe and where it comes out; geogrid if any; who pulls the permit and who pays the engineer; hauling and cleanup; and restoring the yard after the machine leaves.

A low bid often leaves out gravel, the pipe, or base depth. Those are the parts you can't see once the wall is up, and they're what keep it standing. Ask how the wall will drain, and be wary of an answer that doesn't mention gravel or a way out for the water.

What is the cheapest retaining wall that will last?

For a low wall, timber and block start at about the same price. Gabion can be cheaper still, if you like the look. Over time, block usually wins: HomeGuide lists wood at 10 to 40 years and concrete at 50 to 100. A cheap wall that has to be replaced, at roughly $6,000 to $14,000 for a medium size, isn't really cheap.

Which parts of Forsyth County do calls come from?

Common questions

What is the cheapest kind of retaining wall?

Timber, basic block and gabion all start around $10 to $15 a square foot in the guides. Which one is really cheapest depends on the height, the site and how long you need it to last.

How much does a 100-foot retaining wall cost?

A 100-foot wall that is 4 feet tall has 400 square feet of face. At HomeGuide's overall $35 to $65 a square foot, that's roughly $14,000 to $26,000. Treat it as a planning figure, not a quote.

Why can two quotes be so far apart?

One may include the drain, the deeper base or the hauling while the other doesn't, and contractors read access differently. Line up the details and the gap usually shrinks.

Is there a best time of year to build?

Dry stretches make digging and compaction easier. Wet red clay is slow to work, so wet winter weeks can cause delays.
